Currently in the housing sector where there is availability of apartments and rooms to rent, the customers face a great challenge in moving around looking for houses which suite their requirements from three bedroom apartments to single rooms. This takes a lot of time and resources since most bookings are not digitized.
Online Real Estate System can help the customers to book for rooms and apartments at the comfort of their homes and only prepare to move in at their own time. It also helps them to choose the type of apartments which suite their requirements at ease. Finally it helps the house agents to keep track of the bookings and be prepared as a customer is moving into the apartment, moreover they are able to obtain records and details of customers earlier for easy communication
2.0 Introduction
In the modern world several organization are moving from manual management of their activities to digitizing them. Therefore it is wise to incorporate the housing sector with IT so as to facilitate easy bookings and payment management.
This system aims at improving the services offered by the real estate sector. This is made real when the customers book apartments and rooms at the comfort of their whereabouts and only move in at their own time.

2.Easy management of customers payment records and bookings
2.1 Problem statement
Landlords, house owners and their customers have been experiencing several day-to-day problems. These include the following; i)Keeping the records of all the customers who have been allocated rooms and apartments is difficult and insecure in case of fire breakout. ii)It is also difficult to effectively advertise the apartments and rooms. iii)Managing room allocation dates is also very challenging since a customer can decide to move any time and the checking out procedures may be longer than expected. iv)Apartment and room transfers are difficult since one is first required to check out and book the different room afresh.
2.2 Project justification
This project will help landlords and house owners to manage and advertise their apartments and rooms effectively. It will ensure that there is no time wasted in checking in customers and bookings since customers do that at their own time online. It will also help the house agents to know the number of customers who have booked the rooms and the remaining empty rooms. This is because the system creates a softcopy off all the respective records.
2.3 Aim
The aim of this project is to develop a unique online system that enables the individuals to book, transfer and make payments of rooms anywhere they are and generate house or room invoices immediately.
2.4 Objectives
1.To provide a portal for house agents to advertise the apartments and rooms. 2.To enable customers and individuals to book rooms online after registration. 3.To enable house agents to access customer records and the respective rooms booked together with the commencing and end dates. 4.To minimize paper works by generating softcopy reports of house invoices, house or apartment records and the respective bookings. 5.To enable customers to transfer rooms and apartments easily and faster. 6.To process check outs faster and more effectively since the processing is only done online. 7.To generate house invoices immediately a customer books a room or an apartment.
2.5 Scope
The proposed system is a web application. It will address the problems and drawbacks experienced while using the current system of house bookings and processing. The system will allow customers to register and book rooms of their own comfort anywhere and print the house invoices.

Research study will be basically based on cross sectional involving a descriptive design. The data will be collected at each and every point in time. Secondly the system will be designed by coding the already drawn algorithm. Implementation and testing of a unit will follow; this will ensure that the various units are functional. The several parts will be then integrated to form the whole full system. Finally, it will be taken for a real life operation and maintenance.
4.2 Data collection
The methods to be used are;
a)Interviews. This involves interviewing of house owners and agents to gather all their requirements b)Questionnaires. This involves the restructuring of questions to capture specific area which will help a great deal in the system development.
